I decided to sell my home of 18 years once I no longer worked
in the area. I had seen many "Becky
Dalke” For Sale signs in my neighborhood and noticed that the homes were not on
the market for very long…..an important fact for any seller. I decided to interview Becky and two other well-known
brokers in the area. Becky was the first
interview and she became the last interview as I decided that she had superior
knowledge of the market in my area and had the tenacity to make the sale
happen. She convinced me of this with
her solid presentation of materials which showed me her sales approach and a
solid sales plan for every week that the house could be on the market. She has really good connections and a vast
network of contacts that are used to sell your home.
Once I signed on with Becky the process to sell my home
started immediately with no delay. Wow,
I was off and moving fast. I liked this very much. She gave me a comprehensive analysis of her
recommendation of a realistic selling price for my home and it was right in the
area that I had in mind (which I had not divulged to her). She then toured my house and schooled me as
to what I needed to do to make the house attractive to potential buyers based
on her knowledge of "what sells”. I was
going to fully paint many rooms, but Becky said that most of the walls in these
rooms were in great condition and told me to only paint the walls that needed
some work. But I thought the paint will
not match? Becky took out her magic paint samples and matched the paint
perfectly. I was amazed and to be honest
was happy that I did not have to paint as extensively as I originally thought. To complete the presentation process she had
me paint the front door a different color to give it "pop” and made me add a new
small carpet, some elbow grease at minimal expenses. Six days later the house was posted on the
MLS at 4:10pm. At 5:45pm I had my first
walk-through and had a full offer in hand.
The house sold in less than 3 hours which I am sure is a record. Of
course the house was in a good area, had a good school and a good location but
it presented so well that even after the sale many potential buyers were very
disappointed that they did not get to make an offer. Before I accepted the offer Becky made sure
that the buyers were fully vetted financially with her banking contacts to let
me know that the buyers were able to buy the house and have a high probability
that the deal would not fall apart. This
was very important to me.
The story does not end here as the sale is not complete until the P&S is signed, the home inspection is completed, the buyers receive their mortgage commitment, the final walk-through is completed and the final close achieved. These are tense moments as you realize that something could go wrong and you start over again. I can tell you that Becky and her team-mate Anne were involved in all of these steps and was in constant contact with me to let me know what was going on. When I needed some assurance and gave her a call, she was right there to give me her thoughts based on her experience. I can assure you that she is a great asset to have on your side!Now my house is sold and I can now move on to another part of my life. My business relationship with Becky is completed, but I am very glad that I had her as my broker (and a new friend) and the results speak for themselves. She did a great job!! If you do not sign up with her, you are making a big mistake. I write this from my heart and sincerely thank Becky for her efforts and energy in the work she did to sell my home.

to Shrewsbury I decided I would start with a good attitude, and so I joined the
Welcome Wagon, which was an organization to welcome newcomers to the Shrewsbury

We bought a three-bedroom house in Shrewsbury 15 years ago. Since then our family expanded. We now have a teenage son and my in-laws often stay with us. A Real-estate Odyssey
My wife and I first met Becky at an open house in the fall of 2009. Although we had encountered many realtors, Becky’s knowledge, personality and professionalism convinced us that she was the person to guide us through what we anticipated would surely be an epic adventure. We had a lot to accomplish in the months to come – plan a wedding, get married, sell two townhouses, and buy the perfect home.
Our townhouses went on the market in 2010. Despite a very difficult market (to say the least), and some challenging negotiations, Becky was able to facilitate the sale of both homes. This of course was just the beginning.
Having purchased a number of homes over the years and been exposed to dozens more during our search, we had a fairly specific notion of what we wanted. It was quite simple actually – we just wanted the interior layout, exterior design, lot and neighborhood to be perfect…while not paying a dime over market value.
After much searching and disqualifying homes for any number of reasons (some may describe us as particular), we found a brand new house that met our criteria in the Highfields Golf Course development, Grafton, MA. Here is my story:
In October of 2005 I purchased a 3700 square-foot Colonial in a private sale with the intent of refinishing and improving the property for resale (also known as ?flipping´). At the time, I had recently retired from a long career in business and went looking for an outlet to occupy my time, and since I had prior experience and success in real estate I decided to pursue this course. After substantial investment of my time and finances, the house was placed on the market with a national real estate firm with a long and highly successful local sales record. Their market analysis was in the middle price range of three other professional price estimates and I listed with them in January of 2006.
Following several months of moderate showing activity, three failed buyer offers, three listing extensions and two price reductions I finally allowed the listing to lapse 9 months later and found a tenant that was prepared to lease/purchase the property. This turned out to be a mistake and resulted in the need to evict the tenant 7 months later. The property was re-listed with the original realtor, but suffered the same fate as the first listing from the ongoing decline of the real estate market. When the former listing agent agreement finally lapsed, I luckily found you and listed with your firm.
In retrospect, I realize now that with the first real estate firm I was initially chasing the markets downward spiral by making suggested price reduction changes after the fact, and working with agents whose primary strength came from working for big name realty firms, rather than proven individual performance records in weak markets. That all changed when I met you.
Only days after our initial phone call, you were already prepared with a realistic market appraisal, supported by a large and well presented collection of data in order to properly price and present my property in the current market. You followed this with an innovative and creative marketing plan. I cannot say enough about your dedication to the task of showing the property, locating eligible buyers and negotiating a successful agreement on my behalf.

When a qualified buyer finally came along, you moved into an even higher gear and didn´t let a moment go by before you began working on our behalf. Even when you were recovering from a horrible cold and should have stayed in bed, you attended a showing to make sure the potential buyer could see "the entire picture". Your knowledge and experience as a real estate agent clearly came in to play as we moved toward the final transactions of our condo. During the process our attorney discovered a problem with our deed to the condo that required contacting the previous owner of 6 years earlier. Before he could even begin to locate the owner, you took it on yourself to investigate, "Google" and locate him so we could clear up the issue. You did not let even the smallest detail slip by! Right up to the hour before closing you were there at the walk through making sure everything was okay.
Just as important as your work ethic, your knowledge and skills, your contacts, and overall effort, was "just you as a person". Your kindness and ability to empathize are rare traits in people these days. You understood our fears, hopes and dreams and actually shared them with us. You even welcomed and made our dogs feel special! We feel like we not only had a professional working for us, but that we have developed a new friend in the process. Paul and I will be forever grateful for all you have done for us. Have you ever heard the saying, "there´s never a crowd on the extra mile"? It´s what we think of when we reflect on our working relationship with Becky Dalke. Here´s our story:
I met Becky a few years ago through the Welcome Wagon Club of Shrewsbury where we served on the board together. I appreciated her enthusiasm and noticed that her salesmanship trickled throughout each project that we worked on as a board so I had a hunch that she was probably also a good realtor!
Last Fall (2005), my husband and I were presented with an opportunity to be relocated to the West Coast via a promotion with his company and we knew we had to hussle to sell our house before the holidays. I called Becky to let her know that we´d like to talk to her about selling our house, and I also mentioned that we´d been speaking to another realtor who had a lot of experience selling other condos within our neighborhood. We were prepared to sign the deal and be done, and I´m sure that any other realtor would have been inclined to follow our lead, but Becky is persistent! As a result, I am absolutely convinced she got top dollar for our house, which obviously meant more money in our pocket.
We´d assured Becky that selling our house would not likely be an entirely smooth process based on the uniqueness of our neighborhood, and the fact that we were working through a relocation company which would be involved as well. Sure enough, when the hiccups started to arise and I started to panic, Becky calmly worked through each issue, which allowed me to focus on my family and our upcoming move.
